Job Descriptions : 

Revenue & Lead  Generation :

Pursue the unit and revenue target given  for the month through active customer engagements at site and follow-up for closure. Generate leads through  references from existing clients. Ensure maximum participation by self &  team in outdoor/lead generation events. Ensure interactions with channel partners (realtors & business associates ) to close sales on time.. Ensure that all enquiries are attended to and conversion ratio is optimised.Ensure that all enquiries are attended to and conversion ratio is optimised. Share the necessary information  regarding approved bankers to the client .. Ensure timely agreement registration in co-ordination with Liasoning & legal team (Within 30 days from date of booking). 'Responsible for upkeep of project sample site / Sales office. Partner projects team & operations team in the handover of the property to the  client at the time of possession.. Facilitate customer's visit to the site along with the projects team during their subsequent site visits until project completion and handover.. 

Team Management :

 Manage site attendance - based on attendance policy. Monitor, guide, coach & motivate team to achieve team targets (as applicable for Team managers. 

MIS & Reporting : 

'Prepare the monthly sales report (specified template by management) in addition to daily reports on homebuy360.

Prepare the Quarterly competitor report through market survey and information collection.(as per template speciifed)

Sales Head - Full-Time

Job Descriptions : 

Responsible for planning & successful execution of the sales & marketing function of the organisation to achieve business objectives in line with management expectations.

Project Assessment & Feasibility :

Prepare & Publish action plan to identify new markets / new areas to venture. Land Survey - Market survey of neighbouring properties, flat size, rates, locality types. Prepare Profitability report to assess project feasibility & publish to leadership team for legal compliance. Work with the Architect for Project Layout, Flat / Layout and other components of Project Designing. 

Business Planning & Review :

Prepare the Annual Sales Plan and allocate the projectwise sales (revenue) targets to the team members. Review and decide on the rate changes at various stages of the project (in case of costs escalations, changes in regulatory norms like stamp duty etc.).Identify fluctuations / triggers / spikes in monthly reports and initiate survey to identify root cause. Review allocation of resources to projects to ensure optimum utilisation of resources & avoid under utilisation. Conduct periodic sales performance reviews with the team and take corrective actions (staffing, marketing activities etc.). 

Compliance & Approvals : 

Authorise sales booking forms. Ensure timely & fully compliant formation and handover of society for all projects. 

Team Management : 

Review and monitor project based sales targets (weekly and monthly). Guide and support the team through objective feedback to achieve/exceed given target achievement. Provide necessary trainings and coach the team to enable high performance. ntimate exits (on date of resignation/8 days from date of absence without intimation)/transfers (inter-company transfers to be effective 1st of every month.
